LOCATION Lee Court is situated within a few steps of the River Dart waterfront and just a short, level walk from Dartmouth's array of boutique shops, restaurants and art galleries.
VIEWS The flat has superb views from sitting room across the embankment and over the River Dart.
ENTRANCE A short flight of steps lead up to the main entrance, with level access internally to the ground floor apartment.
SITTING/DINING ROOM The very comfortable and well equipped living area has wonderful views across the river and towards Kingswear opposite. The sitting room has a large sofa and two chairs, flatscreen TV with DVD player and occasional furniture. A dining area has a table and chairs to seat four. The adjacent KITCHENhas a four-ring electric hob, oven, fridge, microwave and dishwasher.
BEDROOMS Two in total. Master bedroom has a King-size wooden framed bed, bedside units, wardrobe and TV. A twin room (ideally set up for children) has two small single beds and wardrobe. N.B. All duvets, pillows, bed linen and towels (except for those for the beach) are provided.
BATHROOM With bath, shower over, wash-hand basin and heated towel rail. A separate CLOAKROOM has a w.c. and washing machine.
PARKING For one small/medium* car in garage to the rear of property (*Width 212cm (7ft) x Height 190cm (6'3) Depth 480cm (16ft) )
OTHER INFORMATION The property has laminate flooring laid with carpet to the master bedroom.  Electric heating throughout with instant hot water via immersion. Strictly no smoking or pets permitted.
