LOCATION Middle Watch is in Sandquay Road (just behind the Dart Marina Hotel and Spa), approximately mile (5-10 minutes walk) from Dartmouths array of boutiques, restaurants and tea rooms, and within easy reach of the beautiful River Dart. Blackpool Sands beach is a 5-10 minute drive whilst Woodlands Theme Park is just 3 miles outside of Dartmouth.
VIEWS From most rooms there are lovely, panoramic views over and across the town and towards the river and Kingswear beyond.
ENTRANCE A series of steps (approx 40) lead up from Sandquay Road to the main entrance, and into the ground floor hallway. There is access at this level to open plan living accommodation, utility room and decking, with stairs leading up to the bedrooms and bathroom.
KITCHEN/SITTING/DINING ROOM At ground floor level is a bright and sunny open plan living space with a large bay window offering views to the river over and beyond the nearby hotel. The modern, fully equipped kitchen has a range of attractive fitted units, five-ring electric hob, double oven, microwave, integrated fridge and dishwasher, and breakfast bar with two leather stools. The attractive sitting area has wooden flooring, flatscreen TV/DVD (with Freesat), coal-effect gas stove, and two large sofas seating six comfortably. The room opens out to a dining area (in the bay) with oak table and six oak/leather chairs.
UTILITY/CLOAKROOM Adjacent to the kitchen with fridge/freezer, washing machine, tumble dryer, sink, cupboards, and w.c. A door leads out to the rear terrace.
BEDROOMS Three in total. At first floor level is a sunny master bedroom with metal-framed King size bed, matching bedside tables and drawers, fitted wardrobes and lovely river views. Also at this level a twin bedroom has two single beds, matching bedside unit, drawers and wardrobe. Finally on the second floor (attic room) is a large bedroom with metal-framed double bed, matching bedside units, drawers and wardrobe, and panoramic views. All duvets, pillows, bed linen and towels (excluding those for the beach) are provided.
BATHROOM On the first floor is a lovely bathroom with freestanding bath (with hand-held shower), separate shower cubicle, w.c. and wash-hand basin.
BABY FRIENDLY EQUIPMENT A travel cot, high chair and stairgate are all available on request.
OUTSIDE To the front of the house is an area of decking with table and chairs, whilst to the rear is a two tiered paved terrace.
PARKING A seasonal parking pass is provided for the Mayors Avenue public car park ( subject to available spaces) / Dartmouth Park and Ride, for one car from 26th March 2016 for 6 months until the 25th September 2016.
OTHER INFORMATION Wooden and tiled flooring on the ground floor, mostly carpeted elsewhere. Combi-boiler supplies central heating and instant hot water. Strictly no smoking or pets permitted. Wireless broadband access is sometimes available in the property via a 3rd Party supplier 'Wi-fi Spark' (charges applicable).
