LOCATION The property is located in Warren Road, a generally quiet and mostly residential area of the village. The beautiful sandy beach is just 5 minutes downhill walk away with the beach shop, café and surf school (offering surfing, canoeing, stand-up paddleboarding hire/lessons etc.) close by – the South West Coast Path is also close by whilst Bigbury’s challenging 18-hole links golf course is within a short 5-minute drive. The ‘famous’ sea tractor (see in ‘Photos’) runs across to Burgh Island and the Pilchard Inn all year round.
VIEWS Superb sea views from most rooms and the garden
ENTRANCE From the driveway into a small lobby area and then through to the hallway with Karndean flooring. The hallway offers level access to the living accommodation, bedrooms, bath/shower rooms and utility area.
SITTING ROOM A spacious, tastefully and newly furnished (2017) living room has two double sofas (one with ‘chaise’ extension), a lovely wing-backed armchair, side table, flatscreen TV with BT Vision, and feature slate hearth with wood-burning stove. The room extends via an open archway into a conservatory dining area.
DINING ROOM Sitting within a mostly glazed conservatory area is a lovely dining room with delightful sea views. A large wooden table has bench seating and chairs for up to eight guests. Doors lead out to the garden and terraces.
KITCHEN The well equipped kitchen has a range of fitted wall and floor units, four-ring Stoves hob, Stoves electric oven and grill, microwave, new Miele dishwasher, new Siemens fridge/freezer and lovely sea views. The UTILITY ROOM (accessed from the hallway) houses a washing machine, tumble dryer, overhead airer, sink and units.
BEDROOMS Four in total, all with new mattresses (2017). Two double bedrooms each have wooden-framed King size beds, bedside tables/units, drawers and wardrobe – one has French doors to the terrace and garden. A twin room has two wooden-framed single beds and bedside unit, whilst the small fourth bedroom (for children only) has a set of bunk beds. N.B. All duvets, pillows, bed linen and towels (excluding beach towels) are supplied.
BABY FRIENDLY EQUIPMENT A travel cot and high chair are provided, along with an extensive range of children’s books and games
BATH/SHOWER ROOMS A fully modernised shower room has a large shower cubicle (with rainhead and hand-held showers), wash-hand basin, w.c, heated towel rail and under-floor heating. The adjacent family bathroom has a bath with hand-held shower attachment, w.c., wash-hand basin and heated towel rail.  There is also an outside hot/cold shower - ideal for cleaning up sandy children and equipment after a visit to the beach!
OUTSIDE To the front and side of the property is a good-sized, mature garden laid mainly to lawn, as well as two stone terraces with table and chairs. Barbecue available. Outside shower.
PARKING Off road parking on private drive for two cars.
OTHER INFORMATION Oil fired central heating and hot water.  Attractive Karndean flooring in the living areas with carpet in all bedrooms. Wireless broadband internet available (Please note that mobile coverage is limited in this village). Strictly no smoking or pets permitted. For reasons of comfort the accommodation is available for a maximum of six adults only.  Â
