"We were looking for a large property within reasonable strikeing distance of family in Rotherham in order to attend an 18th birthday party. Instead of taking several rooms in one of the usual generic hotels, we opted for something a little different and found it here. The Mill is full of charm and character and it's location in Tickhill is spot on. Yes, things are a little creaky. Yes, things could be improved a little in some areas but, in all honesty, I could pick holes in a newly built property let alone one hundreds of years old. A few things need freshening up a little but, on the whole, it's a great place to stay. Would I recommend it? Definitely. Would I stay there again? Oh yes."

"We booked this property described as being of exceptional standard and quality. Yes TERRIBLE. The property is misrepresented in the advertisement and is in its current state an unsafe property to be let to up to 10 tenants. I5 is difficul5 to know where to start. The property is very tired in many areas, faulty dishwasher door needs to be wedged shut to run. Underfloor heating in kitchen does not work. Kitchen is poorly equipped . Fire risk. No obvious fire extinguishers, fire blanket or smoke detectors. CO monitors but just sitting on a shelf not fixed. Windows upstairs do not open so you woulD be trapped upstairs of a fire. The gas combii boiler did not appear to have a current Corgi certificate. All these defects we found have been reported before in fact well over a year ago but have not been attended to. I could go on with defects / problems but suffice to say this property needs a major overhaul before it should be let again as a holiday property"

"We were a group of eight adults who thoroughly enjoyed our stay for a week at New Year. There are big communal areas which could easily accommodate a full compliment of 10 adults (and dog!) and meant that some people could watch a film in one place while others read quietly elsewhere. You could do short country walks straight from the door and the village itself is lovely and very well serviced with pubs, restaurants, butchers and other shops. We set up the Z bed in the sun room which was comfy and cosy for a week. The bathrooms were nicely done and well proportioned. The kitchen is a good size with a great oven and plenty of food storage and worktop space for preparing big meals - we found no problem with the fridge which we were a little worried about beforehand because of other reviews. Angie was really helpful and nice to deal with and filled me in on local info it was useful to know. Overall, we all really enjoyed our week at the Watermill in Tickhill and would heartily recommend it."

"Stayed here for 6 nights at the beginning of Dec. There were 7 of us staying in the property. We had a wonderful time here, the property was old and quirky but everything was provided to make our stay enjoyable. I loved the bathrooms , especially the bath in the main bathroom. Loved the village and duck pond. Would definitely stay here again. "

"The property is lovely and unusual, with beautiful views of the river and clean, however it is not as it has been described. The bedrooms are small, not a problem but, the beds are either standard doubles 4ft 6 or 4ft (only suitable for one person). The 10th bed is a z bed in the lounge. There are two not three bathrooms, the third is just a sink and toilet. The shower in the main bathroom is only a shower hose on the bath. The only proper shower is the en suite and even though the bathroom is large, the shower is small. The garden is only an enclosed courtyard so not really suitable for dogs. We were a party of 5 people and a dog, so it was ok for us, but I would not recommend it for more than 8 people maximum, of which some should be children. Should not be described as luxury in my opinion."

"We have just spent 2 nights in this cottage and had a lovely weekend away. The cottage is as described and was perfect for the big group we were in. The kitchen was well equipped and the bathrooms are lovely. Just what we needed for a weekend away with friends. Thank you."

"Great touring base for Lincoln, Yorkshire Sculpture Park and a pretty village in its own right. A slightly unexpected success as a holiday destination but one we could happily visit again. House was very interesting and loved having the mill mechanism in the kitchen! Not often that you have a castle next door either!"

"We have just returned from a short break at the Watermill. The location by the Mill Pond is lovely and the small town of Tickhill offers all amenities. The property was adequate but needs several improvements to bring up to the standard expected of holiday rentals . The ground floor bedroom although sold as a double has a bed next to a wall , somewhat difficult for the older couple . The single bedroom has a put you up type of bed and also houses the central heating boiler which is noisy. Lighting in the downstairs dining area is dismal , and depressive . The kitchen is poorly equipped, teapot with cracked lid , no can opener , mismatch of wine glasses , shelf missing from refrigerator , poor selection of bowls , no handle for grill pan etc Very poor towels supplied , would have preferred to have taken my own . The bathrooms were very good and appeared to have been recently refurbished."

"Fab house for a break with family or friends. Five bedrooms and many rooms to sit and chat. Outside decking area with water trickling under. No actual garden other than this but fab scenery, grass, pond, walks for dogs. Village great with every shop, pub, restaurant you need. Try Roccos Italian as delicious."

"i've just returned from a two night break at the Watermill Cottage, Tickhill. Th watermill is on the side of a village pond, which is as quaint as you could possibly get. The House boasts five bedrooms 3 doubles upstairs one ensure and a bathroom, one double and a single downstairs. I was staying in the middle bedroom the bed was comfy and cosy, however a curtain at the window would have been nice, but I improvised with a throw so that wasn't too much of a problem. The house is unique and artefacts from the old mill remain in the house which adds to the character. The outside seating area is nice but could do with a sweep and tidy up and remove the old candles. The rooms are very functional and plenty of different areas to relax. My only criticism would be that as this is an old building and has lots of ornaments and pictures etc., these are hard to,clean and do collect dust, having said that the bed linen and bathrooms were clean, as was the kitchen area. The village of Tickhill is lovely and some nice shops and restaurants for a short break this base is ideal."

"I booked this as a surprise short stay to Celebrate our twin sons 30th birthday. There were 8 of us and we had a fabulous time. Don't know how I managed to keep it secret until the day before we left and only gave out a few hints during the course of the previous day. Only one couple worked out the clues! The area suited us all as we each had about the same distance to travel. Definitely worth a trip and would definitely go again."

"We rented The Watermill to celebrate my wife's 50th birthday and it was big enough to sleep all our family. Park up, no driving, lots of champagne and fun. The place itself is beautiful and intriguing. We loved it."

"We have just stayed at The Watermill Cottage for 1 week over the New Year period and we had an excellent time. We were kept fully informed of key collection, cottage was clean and warm on arrival, any queries were addressed with the key holder leading up to the holiday. Only recommendation would be for 10 people one more shower needed - would definitely go back."

"We were so lucky to find this 10-berth facility, when everything similar was already booked. What a find. It was beautiful, quaint, quirky and ticked all our boxes, except maybe one. The addition of at least one other bathroom with genuine shower would have helped, but otherwise the Mill had everything, very well appointed and provided for. We filled the house with our full quota of bodies, plus two friends staying in B&B; closeby hung-out with us. all good friends, singles, couples and including children we never felt overcrowded, even at mealtimes, around the table where we tended to leisurely congregated and made merry. Perhaps a little less clutter (football trophies in Kitchen?), whilst not reducing its country charm, could be an extra virtue. Beware the Watermill with its numerous rooms and cosy living areas it is easy to forget where you left the keys, cameras, phones, iPads etc etc. the lounge included a large (though little used by us) TV, and other rooms had TVs and Dvds etc alike. Kitchen was well stocked, and catered for the large group. External appearance and location was great. Very quaint location with pond and original water mill features was very appealing, and Tickhill was a nice understated town/village, with all the amenities we required. We only had two cars within the group, but a 3rd or 4th vehicle may have presented a problem, but that is an observation made almost apologetically in looking for negatives...otherwise we only had positive comments to make. The property appears to be on the market, so it would be a shame if this building is lost to the holiday lettings market."

"When we arrived we were all amazed at the view of the house and couldn't wait to explore it. Unfortunately when we entered the amount of post on the floor told nobody had been there recently and a cobweb from the stairs to the dining table didn't help either. The place was very dusty but worst of all the kitchen contents were disgusting burnt food in the frying pan and baking trays we had to wash them before we could use them. The drawer with kitchen utensils housed 2 mouldy wooden rolling pins amongst them so we didn't touch them. I did ask the cleaner/caretaker who arrived just as we were leaving if she would use them and she said 'no' but she had been on to the owners several times about replacing things but nothing was done about it. My husband sat on the side of the bed and disappeared engulfed in a memory foam mattress, the slats on the bed had moved there was nothing to stabilise them. the out side area (the decking) was covered in dead leaves and all plants out there large and small were dead not a place to sit and enjoy. But, at the back of the house was a lovely lake with lots of wild life, the views were great. The house itself was quaint and plenty of room for us all (10 adults) if only it was cleaner. Tickhill is a lovely town and the surrounding area was lovely but sadly our family reunions will not be returning to the 'Watermill'"

"Very quaint and interesting accommodation. Stayed with family and the dog and had a great break. So much to look at and Tickhill village itself was lovely and picturesque with shops, cafes, restaurants and bars all within easy walking distance."
