Garden House is a detached barn conversion, located on the edge of the village of Kirk Ireton in Derbyshire. The cottage is all on the ground floor level and sleeps two people in one double bedroom with en-suite bath, shower over, basin and WC. There is a fitted kitchen with dining area and a sitting room with woodburning stove. Outside is a patio to the front with furniture and a wrap-around lawn with benches. Off road parking is available. With wonderful countryside all around, and many Derbyshire towns and villages and country houses to explore in the surrounding area, Garden House makes a great romantic retreat in the Peak District. The ultimate in "year-round" appeal, the Peak District offers countryside, picturesque villages and magnificent scenery. It touches upon six counties and encloses 555 square miles of open moorland, flowing rivers, and wooded dales.

The rural village of Kirk Ireton is in Derbyshire, surrounded by countryside, near the Peak District National Park. It is home to a pub and Norman church. The market town of Wirksworth is close by and Carsington Water and the High Peak Trail can be easily reached. Enjoy wonderful, scenic walking and cycling or visit Chatsworth House and Haddon Hall.

"We booked this cottage almost at the last minute in order to have somewhere to stay whilst exploring surrounding area and doing some walking. What a lovely surprise to find it in such a lovely location with beautiful views and complete silence apart from the odd sheep! It had every comfort - all mod cons and a well tended garden. The table was set up when we arrived with a bottle of wine, lovely welcome. We did lots of great walks and visited several places of interest, including Eyam, well worth a visit. We spent a perfect week here."

"Lovely cottage, exceeded expectations. In the middle of nowhere (other than the farmhouse) was very peaceful and brilliantly located. The cottage itself was beautiful, perfectly sized and presented. Would definitely recommend and return"

"Me and my husband stayed at this amazing cottage for Christmas 2015. On our arrival we were greeted with a lovely Christmas card and bottle of wine. It was warm and very welcoming and more than lived up to our expectations. The cottage was clean tidy and well equipped and the views and surrounding countryside were breath taking to say the least.It is certainly well located for exploring the Derbyshire countryside. Contrary to other reviews we found the owners were non intrusive, but on hand at all times and were very helpful and friendly. Their dog Dotty was adorable who I miss so much. I would definitely recommend this cottage to family friends and anyone who is thinking of going here. Me and my husband will definitely be returning as we loved it so much."

"My partner and I booked a two-week holiday in order to relax. What a mistake that turned out to be! We discovered upon arrival that the hot water was not working in the house; the boiler was padlocked behind a cupboard so we could not make any attempt to resolve the issue ourselves. The owners had left two contact numbers; one was an incorrect number and the other went straight to voicemail every time we called. They had advised that if we had any issues we should go to their house to speak to their son as they were on holiday themselves for the first week of our stay; however, they neglected to mention that he was out of the house 12 hours a day for work and therefore was very difficult to reach. We eventually managed to contact their son after five days of boiling water on the hob to have a bath - the only way to wash, as the "above-bath shower" turned out to be hand-held only and on the same supply of cold water. Their son was very obliging and called a plumber for us, so the problem was finally resolved six days into our holiday. Not a good start! When the owners returned, they didn't even mention the lack of hot water, let alone apologise or offer a refund for it. In fact, they were pushy and abrasive, knocking on the door at 10am demanding our dirty towels and refusing to leave until we handed them over. Their return also signalled the arrival of their dog, who continually came into the house, jumping up onto our sofa and bed, until the only possible solution was to keep all the doors shut at all times. Given the hot weather, this was less than ideal. The quality of the property was about average - not what you would expect for a five-star rental. The bed was quite hard and uncomfortable, there were hairs in the bath drain, and the kitchen hob was grimy when we arrived. We did love the wood-burning stove! We were also surprised to find that we had been given two toilet rolls, three dishwashing tablets and one dishcloth for the entire two weeks! Given the rather disconcertingly demanding sign in the kitchen insisting that the house be kept clean this was rather less than we would have expected. We were given no bin liners, no soap, no washing powder and no indoor drying rack for our clothes. This meant we were dependent on the outside washing line... which broke shortly after our arrival, having completely rusted through. The kitchen extractor fan was also broken, meaning that the smoke alarm went off several times a day, and the owners had also neglected to mention that they were having building work done on their own house, meaning we were woken up at 8am most mornings of the second week on what was supposed to be a relaxing holiday. We managed to salvage our holiday purely because the surrounding area is so beautiful - we were situated very close to Carsington Water, which has a lovely watersports centre, and went on lots of walks and ate at some very nice local pubs. I would definitely recommend a trip to this area of the Peak District - as long as you find anywhere else to stay! As a nice added extra, we have since found that this property has two listings on Trip Advisor, presumably to hide the other negative review given! "The owners were unfriendly, and although living on site, made no effort to greet us, see if we had settled in and if everything was alright. We expect to take most things with us for a self-catering holiday, but thought there would have been a few dishwasher tablets etc., and firelighters and matches for the first basket of logs which was provided for the wood burner. The only consumables we were left were 1 J cloth and 1 1/2 toilet rolls. There were no oven gloves or scales in the kitchen. The central heating didn't run mid-morning to mid-afternoon, so it was cold at times. On the positive side, the cottage is in a secluded, rural location within easy reach of many local attractions The holiday lacked the personal touch, and was just average, not 5 star. Shame!"

"We stayed at Garden house at the end of May and thoroughly enjoyed it! The cottage has everything you need for a very comfortable holiday (even down to an egg slicer!) The views are amazing and you feel like you're in the middle of nowhere, but actually within a few minutes in the car you can visit some wonderful places such as Carsington Water, Heights of Abraham (caves and cable cars) Bakewell (beautiful place where you can post a REAL bakewell pudding) and Alton Towers is about half an hour away. Upon arrival the table was laid out for dinner which we thought was a lovely personal touch. The cleanliness throughout was fantastic. The only downside was the shower, as it is a handheld one, so would be great if there was a hook and a shower curtain for ease of use! We also found that phone signal's varied here. I have Vodafone and managed to pick up a signal but my boyfriend is on Orange and didn't pick up a signal at all. Also our 3G didn't work. This is by no means a criticism, as we thought being in a rural spot this may happen, we just thought it was a good point to inform others. We were also met a few times by the owners dog who was very friendly :) We would definitely recommend this cottage to others and would love to go back again."
