Overview
This three-bedroomed, detached stone barn occupies an elevated position above the little hamlet of Gratton and sleeps up to eight people. Three bedrooms: 1 x double, 1 x family room with king-size & single, 1 x family room with king-size & single sofa bed with en-suite shower, basin & WC. Ground floor bathroom with bath with shower over, basin & WC. Farmhouse-style fitted kitchen with dining area. Sitting room with woodburning stove. Note: Each bedroom is accessed via its own set of stairs.
This lovely, detached stone barn conversion enjoys an elevated position with panoramic views. The barn is furnished to a high standard and the traditional farmhouse kitchen has a range cooker with a dining area. The sitting room, with its large patio doors, has a fabulous fireplace that houses a wood burner and makes the room a cosy haven to rest in at the end of the day. The three bedrooms, one with en-suite, are accessed by their own individual staircases, making them a tranquil space in which to relax. The bathroom is on the ground floor whilst outside the grounds are shared with the owners and may include use of their outdoor pool, on request. With the old beams and original stonework throughout this property make an idyllic holiday home. The ultimate in "year-round" appeal, the Peak District offers countryside, picturesque villages and magnificent scenery. It touches upon six counties and encloses 555 square miles of open moorland, flowing rivers, and wooded dales.

Facilities & Amenities
Eco-friendly ground sourced heating system with woodburning stove. Electric range cooker, microwave, fridge/freezer, washing machine, dishwasher, TV with basic Satellite, DVD, CD, WiFi. Fuel, power & initial supply of fuel for stove inc. in rent. professionally laundered Bed linen & towels inc. in rent. Highchair on request. The owners have a swimming pool which is private, but they are open to requests to use it, (mid May to the end of September).The pool is 6 feet deep throughout and only suitable for confident swimmers.Note: Ensure children are supervised around pool. Off road parking for 4 cars. Shared use of owner's grounds with private patio area with furniture. Two well-behaved dogs welcome. Sorry, no smoking. Shops & pubs 1 mile. Note: There are several unfenced ponds in the grounds of this property thus ensure care is taken. Note: This property has a private water supply.

Gratton is a lovely hamlet situated between the villages of Middleton-in-Youlgreave and Elton in the heart of the White Peak. The countryside in this part of the world is glorious, renowned for rolling hills and limestone dales, making it a walker's paradise. There are many appealing villages in the area and Bakewell, famous for its Monday farmer's market, is only six miles away and has a variety of shops and places to eat. Chatsworth House and Haddon Hall are nearby and give a fascinating glimpse to the past, whilst a little further away but still within easy driving distance are Hardwick Hall and the theme park Alton Towers. This area has a wealth of attractions and activities to cater for all ages and abilities and is an ideal holiday destination.

"This is a really gorgeous quirky cottage with three good sized bedrooms each with their own staircase! It is in the most fabulous location, ideal for visiting Chatsworth, Dove Dale, Matlock etc. The house is so peaceful and quiet with superb views from the windows and a lovely outdoor seating area. We had very good directions (as it could be hard to find just with a satnav) and a visit from the lovely caretaker Mrs Patterson to check all was well. The kitchen was very well equipped (apart from decent frying pans!) with plenty of crockery, glassware and utensils, a good range cooker and dishwasher. The downsides are that house smells of damp dog constantly, which could probably be addressed by replacing the carpets with floor tiles and putting in leather, rather than fabric, sofas. It was not spotlessly clean - lots of aged cobwebs and dust, although the kitchen and bathrooms were sufficiently clean. The house could really benefit from a really good deep clean (which is surprising so early in the holiday season). Also, the beds were not terribly comfortable and had very tired bedding and bedlinen that could definitely benefit from being replaced. Overall, I was delighted with the choice we made though, we had a really wonderful stay and I would recommend this cottage to others."
"What a lovely cottage and a fantastic holiday. The cottage is warm, cosy and comfortable and has everything you can need. It is set in an open garden together with the owners property which has been beautifully landscaped and maintained. We visited with an extended family group and 2 dogs, we all loved it and the dogs loved having free run of the garden. Would love to go back and think at least half of us (an both dogs) would like to move in! Highly recommended!"
"I was lucky to have beautiful weather when I went to Spout cottage, so able to enjoy walks from the front door over fields enjoying wonderful views. The cottage was lovely, well furnished, and plenty of kitchen equipment to feel at home. The bedrooms are very comfortable. I can't fault the cottage and felt very much at home there."
"This cottage is in a beautiful location down a twisting narrow country lane. So quiet and peaceful with lovely views of countryside and llamas! The cottage has been renovated to a high standard and is very comfortable with three bedrooms ingeniously designed. The weather was warm enough for our son to take advantage of the pool while we enjoyed relaxing in the garden. There is plenty to see and do in the surrounding area but, if you do not feel like always negotiating the narrow one lane road, you can always just relax in comfort."
"Holidaying with 3 generations plus a dog it's often hard to find somewhere that suits all but Spout Cottage did just that.It had all the comforts of home for my elderly parents plus walks long and short for the more active amongst us with fabulous views whenever we stepped outside. It had the feeling of complete remoteness but with the nearby villages and Bakewell providing all necessities. We even had to do an emergency car repair and the garage in Youlgrave was able to fit us in at a day's notice!"

"No problems booking through Sykes. We had the most amazing time. The location was superb, scenery stunning and tranquility bliss. The cottage was clean throughout. Everything was thought of, a proper home from home accomodation. The owner and Mrs Patterson were very welcoming. A real rural retreat and one that we'd highly recommend. "we arrived on the Friday night to a lovely clean warm cottage tucked away on a quiet hillside. Some of our group had the dinner on in a well furnished kitchen, with enough plates for the 8 of us. the lounge was plenty big enough for all of us & the 3 rooms were all of a good size. The next morning we woke to look across the dale at the stunning views. we walked several times over the weekend & couldn't believe what a find the cottage was. By the time Monday morning came, none of us were disappointed to be snowed in! Soon enough a local farmer arrived to tow us up the hill so we could be on our way. Everyone had a really good time & we all want to go back! Best part: the location Worts part: the local pub doesnt serve food!?"
"We arrived at the cottage and received a warm welcome from the housekeeper who gave us lots of useful information. We loved the layout of the cottage, the eco heating system, the lovely spacious ensuite bedroom and the large farmhouse kitchen. The location was beautiful and the views spectacular. The village of Youlgrave a mile away had a good selection of pubs but the butchers was closed for the week we were there and the shops a bit limited. We loved the surrounding walks, the wildlife,the views and the cottage."
