Overview
This is a spacious and stunning 18th Century Barn conversion with fabulous views across open countryside, that sleeps up to 15 people. Four bedrooms: 1 x large family with double & 3 single beds with en-suite shower, basin, WC, 1 x 4' double, 1 x large family with double bed & 3 single beds with en-suite shower, basin, WC, 1 x adult bunks, 1 x single sofa bed on spacious landing. Large ground floor wet room with shower, basin, WC. Large living area with solid oak flooring, quality kitchen, solid oak dining table & chairs (seats 16). Sitting area with woodburner, French windows & spiral staircase. Note: One of the family rooms can be accessed via internal steps or external staircase. Note: High heels must not be worn on the oak flooring.
The lovely hamlet of Bottomhouse is home to this stunning 18th century barn conversion. Situated on the edge of a large courtyard, this property enjoys splendid views across open countryside. Full of character, the living, kitchen and dining areas are open plan making this a spacious and welcoming space. There is a large, well-equipped kitchen with a fabulous range cooker, and the dining area has an impressive solid oak dining table and chairs. The large living space has a wood burner and a spiral staircase, giving the room added charm and character. There are four beautiful bedrooms, two with en-suites, a magnificent ground floor wet room, and a whole host of other impressive features making this an outstanding property for a family or group of friends. The ultimate in "year-round" appeal, the Peak District offers countryside, picturesque villages and magnificent scenery. It touches upon six counties and encloses 555 square miles of open moorland, flowing rivers, and wooded dales.

Situated between Leek and Ashbourne, Ipstones is an attractive rural village on the western fringes of the Peak District in lovely moorland countryside. The village has a general store, post office and some public houses that serve food. The countryside of the surrounding area offers some excellent walking opportunities, with miles of moorland hikes and woodland trails, Dovedale, the Churnet Valley and The Manifold Valley are all close by. The National Trust properties of Lyme Park and the Ilam estate, Chatsworth House and Park and Blackbrook Zoological gardens (home to Britain's largest bird collection) are just a few of the attractions close to Ipstones. Its central location to so many attractions make this a fabulous base to enjoy the region at any time of year, and provides a perfect setting for a family holiday.

"Perfect amazing location, stunning views. The barn is lovely, wonderful layout for our large group get together. The dining area is superb and everything we could possibly need for our comfort. The barn was decorated for christmas and the hot tub is a must, to unwind and relax in with a glass of wine. The owners were so helpful and left us a complimentary bottle of wine, cakes and crackers for the children. Would highly recommend and would go back!!"
"We had a wonderful New year with a new view. The mobile phone connection and TV reception was really very good bearing in mind the open countryside. Spectacular & Beautiful views whilst we ate brunch overlooking the scenery. The hot tubs are a real luxury and were a huge hit with our friends and family. So pleased we booked these properties for both my family and friends. We booked the adjacent Curlew Barn for my parents so they could have their own patio area and holiday barn to relax in. Lots of wonderful memories and really enjoyed our stay. The open plan space made it easy for my friends to have a spectacular holiday with plenty of beds for us all. Car parking wasn't a problem as the courtyard is also huge Our friends loved the open air with our daily walks which makes it such a luxury that the barns are near to the Roaches, Peak district park. The local pubs were perfect for our afternoon lunches after a long walk. Big thanks to the owner as nothing was too much of a problem. Hope to see you again."

"Bottomhouse barn has wonderful communal areas so great for friends or family getting together. Huge kitchen with long table and cosy living room with 3 sofas around the fire. Bedrooms and bathrooms also great - highly recommended!"
"Just returned from my daughters Hen weekend. A beautiful property with spectacular views. 15 of us stayed in the beautifully maintained bedrooms. The property was immaculate - so clean. It was decorated and furnished to an extremely high standard. We made good use of the hot tub! Lovely to have a massive table so that we could all sit and eat together. Plenty of seating in the lounge on big comfy leather sofas. Big kitchen equipped with everything you need to cater for that many people. Great garden which suited us as we had loads of games planned outside. Garden surrounded by fields, fantastic views and 2 beautiful ponies who loved to pop their heads over the wall for a fuss. I would definitely recommend this property to groups of friends and families. I would DEFINITELY go back. Thank you."
"Myself and 12 others stayed here for my sisters hen party and we had an amazing time! The barn is beautiful and has spectacular views, the hot tub is an added bonus! We would highly recommend this barn for families and hen parties, we found a lovely spa in Leek called The Retreat & also great outdoor activities at Carsington water which is only 30 mins away. Perfect location for some relaxation :) The owner was friendly and helpful too.. Thanks again x"
"Welcomed with wine and a tour, and of course instructions on how to use the hot tub (make sure you book this as part of your stay!)and we were all set. The accommodation was perfect, lots of space, bathrooms and a huge fridge, including a seperate wine fridge...for my hen do it couldn't have been better. We went out for a meal but to be honest we had all we needed in the barn, and the takeaway Chinese was excellent!|We only left to go to alton Towers, a perfect way to clear any hangovers! The hot tub was by far the highlight, we couldn't use it enough...if I had one least favourite bit it would be that the beds were a bit uncomfortable - but us girls are all looking forward to our hot tub reunion!!!"
"This property was recommended to us by a colleague and told us that we would not be disappointed with the cottage. The owners were incredibly helpful in every way possibe. They gave us lots of advice of where to find good local restaurants and where to buy fresh local farm produce and take away delivery services. They helped us to light the log burner which was wonderful on a chilly autumn evening. The furnishing and fittings are exceptional and plenty of pot and pans in the kitchen. Mum and dad really loved the Hot Tub and it is maintained daily by the owners. Honestly cannot fault anything. We went out to Ilam and Chatsworth as well as taking a stroll over the stepping stones at Dovedale. The Manifold track is super for biking and for flat walkers. The younger members particularly enjoyed climbing to Thor's Cave. P.S. Thankyou for the complementary bottle of wine it was a good start to our lovely week away in the country."
"The owner of the cottage was very accommodating and advised us of all the activities we could do in the local area. The kids loved the quad-biking and cycling. The owner also advised us to shop online for groceries to be delivered to the cottage which was an excellent idea as when we arrived the shopping was in their bags waiting for us. The cottage itself was very spacious - there were 15 of us. This cottage is like a tardis, very deceiving from the outside. The grounds were lovely and the shops were very close by car (Morrisons, Asda, Wilkinsons, etc.). The best things I liked about this cottage was the facility for us all to dine together at the huge dining table, then stick everything in the dishwasher, the big leather sofas in the lounge, the wetroom on the ground floor and the hot tub. The least thing I liked about the cottage was the size of the barbeque - the cottage sleeps 15 people so to provide a barbeque that can only hold 6 small chicken drumsticks at a time is beyond me - we didn't bother to use it in the end and just used the ovens."
