This impressive, three bedroom property is able to sleep up to five people and is set in the picturesque countryside of County Durham. Three bedrooms: 3 x double rooms, each with a double bed. Please be advised that this bed configuration can not be changed. Bathroom with bath, basin and WC. Ground floor shower room with shower, basin and WC. Fitted kitchen. Dining room with woodburner-style gas fire. Sitting room with gas woodburner-style fire.

The cottage offers warm and comfortable accommodation with an attractive garden to the front and an enclosed yard to the rear. Inside, the property has been well decorated and furnished to an exceptionally high standard, combining modern convenience and traditional charm, and offers three bedrooms able to sleep up to five people. Other accommodation includes a fitted kitchen, a spacious dining room and a lounge with woodburning stove. Gas central heating with gas fires. Electric oven, gas hob, microwave, fridge, freezer, washer/dryer, TV with Freeview, DVD, CD. All fuel and power inc. in rent. Bed linen and towels inc. in rent. Off road parking. Enclosed rear yard with furniture, front garden area. Cot and highchair if requested at booking. Sorry, no pets and no smoking. Shops, pubs and restaurant 5 mins walk. Note: Max. 5 people, plus 1 infant. Note furniture configuration can not be changed with the property.

Set in the beautiful countryside of County Durham is the village of Lanchester, approximately eight miles to the west of Durham itself. Taking its name from the Roman fort of Longovicium, the site of the current village has been home to a settlement for centuries. Today, the connection with the Romans attracts historians and archaeologists, as does the nearby 'Roman Dere Street'. Now a thriving and substantial village, Lanchester offers a wide range of shops, pubs and restaurants, whilst the surrounding countryside provides exceptional walking trails including the Lanchester Valley Walk which runs the course of a disused railway line from Consett to Durham. Durham City itself is just eight miles away whilst Newcastle is just 20 miles, offering visitors a thriving metropolis full of culture, superb shopping facilities, live music and theatre.

"Lovely spacious cottage ideally situated for touring area. Set in a pleasant village location there is a small convenience store, 2 pubs and a couple of restaurants. Cottage is about 20 minutes from Durham. Beamish, Newcastle and the Northumberland coast are reachable within an hour or less. The cottage could benefit from the availability of Wifi as it's currently not available (which was a problem for our 2 teenage kids!) and the TV reception would be greatly improved if the indoor aerial was ditched and a proper outside aerial installed. Having said that we enjoyed our stay and would recommend this cottage to anyone who wanted to visit the area."

"Arrived from Australian summer (40 degrees plus) at 5pm on a freezing wintery evening. We were delighted when we saw the cottage as it looks delightful and so inviting. Decor is lovely. However when we entered the cottage it was freezing inside and there was no hot water at all. We had travelled a long way and wanted to shower. We tried to contact owners by phone immediately but our calls went to answering service. Luck they live next door because we were waiting for them when they got home later that evening. They then discovered that the hot water system and heating system were broken. There are two lovely gas pot belly stove heaters in the lounge and dining room which they then showed us how to start - but alas they were both empty and of course it was the weekend. We were given 2 tiny blow heaters until the problem could be fixed, not offered any more blankets etc, no facility to have a shower after our long trip and off they went with a promise that they would have it fixed as soon as possible (It was the weekend). The owners said that previous tenants should have told them the gas was empty (I think owners should have checked this themselves as part of their assurance to incoming tenants that things are in order). We were without any hot water for 3 days and then another day before central heating was supposed to be fixed. It took 48 hours and me chasing the owners up to get the gas cylinders filled. In the meantime we were freezing constantly and all ended up getting sick with the flu from the cold stress. We were all huddles in two rooms and reluctant to go to bed at night as it was so cold in all other rooms. I asked for extra blankets and was given one very thin quilt. We came home late after a day in edinburgh expecting that the heating had been fixed (day 5 of our stay) but alas even though the problem was supposed to have been fixed there was no heating. It had been changed to a central automatic control device and would come on for about 2 hours a day. We finally discovered it had been set on powersaver at 5 degrees and no one had checked it when it was installed. It then took me another 3 days to be able to contact the owners as they did not answer the phone messages I left. I ended up leaving a note under their door and they came across, 8 days after we arrived we still had not had adequate heating provided and water was only luke warm at best in this time. I had finally got the user manual out for central control which we had been informed no to touch and in desperation I reverted it back to manual so we had some control over it. This worked and we had 4 days of lovely heating only for our whole 13 days at the accommodation. To top it off when we had been promised on website washer dryer and when I did washing day one (in cold water of course) the dryer did not work. I spent an hour looking at manual trying to trouble shoot, only to be told by the owner the next day when i told them about it that the dryer had been broken for 8 months. It is very difficult to dry things in a freezing cold cottage with no heating, so this was a challenge. The washing maching then broke after the second use on day 5 of our stay so we then did not have any washing facilities to use. The owner did offer to do one load of washing for us which was very much appreciated but hardly compensation for not replacing the broken equipment 8 months previously. Another great concern to me was that one of my daughters was sleeping in an upstairs bedroom that had a very severe mould problems. There was black mould all over the walls and this was probably made worse by the lack of heating for all those days. I appreciate that things go wrong and do break and initially we were very understanding, however as time wore on we saw a general lack of followup and communication with us about progress and discover that the washing machine had broken on other occasions and should have been replaced well before we came along. There was never any effort to contact us, we had to do all the chasing up to tell them that things had not been fixed, or that there was still no heating, or still no real hot water. This cottage is lovely form the outside, the village is delightful and I would imagine if all is working well and it is not minus degrees outside it would have been a lovely stay. But our experience was very unpleasant for most of our stay as we had never experienced cold like it. There were no extra blankets available for use and they even took the two blow heater away without asking us and the heating had not been sorted adequately. We had no ability to dry our clothes even when we washed them by hand without heating or a dryer. This place DID NOT deliver what was advertised on the website and the owners do not seem to really hold themselves accountable for any of the issues we encountered. They did try and have things fixed but never followed up to check that this had occurred."

"Prospect Cottage is a lovely cosy and homely cottage. The village is pretty and has everything you could need with a good bus service to Durham and Newcastle within minutes walk form the cottage. Eating out was a pleasure in all the restaurants within the village and the portions were huge!!"

"A quaint cottage with all the amenities we needed, however as it slept 6 it would have been nice if there was seating for 6 in the living room. The TV was old and made a funny noise. The 3rd bedroom/seating area was VERY cold and some areas smell of damp slightly although the rest of the house was lovely and warm.We had 2 cars and had difficulty turning so as not to reverse out onto a main road. Overall we had a very pleasant stay."

"Loved the size and layout of the cottage. Style successfully achieved with smart decor and furniture. Our teenage children couldn't wait to explore it. Loved the aubergine-colour theme. Really good for family stay - three good-size bedrooms with super kitchen and bathrooms. Owner very helpful and friendly. Any problems quickly sorted. Very pretty double-fronted cottage. Would stay again."

"This cottage was even better than the description! A bedroom and shower room is completely separate form the other 2 bedrooms and bathroom which made it ideal for our newlyweds who were in our group! It was ideally situated, quiet but a walk away from shops and pub serving good food. Yards away were great walks and bicycle trails. The facilities in the cottage were excellent and the owners weree very friendly and helpful but discreet! Thank you to everyone at Sykes cottages and a very Merry Christmas and a Happy and Healthy 2010!"
