This property is a splendid detached Edwardian house set in beautiful grounds just on the outskirts of Aberdovey. Over three floors. Second floor: Family suite comprising room with 1 x super king-size double (zip & link) with en-suite shower bath, basin & WC interconnecting to room with 1 x full-size single bed, 1 x cot bed & basin; 1 x super king-size double (zip & link) with en-suite free-standing bath, separate shower cubicle, basin & WC. First floor: 1 x double with en-suite, steam shower cabin, basin & WC; 1 x super king-size double (zip & link) with en-suite double body-jet shower, glass basin & WC, 1 x double with en-suite body-jet shower, basin & WC; 1 x super king-size double (zip & link) with en-suite double-ended bath, large separate shower, basin & WC. Ground floor: Luxury kitchen with granite worktops, range cooker, breakfast table (for 6), TV & settee. Utility room. Dining room (seats all) with electric wine cooler, granite serving area & hot plate/food warmer. Sitting room (seats 9) with open fire. Entertainment room (seats 8) with TV, DVD, PlayStation 3. Level access apartment: 1 x super king-size double (zip & link) with en-suite wet room with shower, basin & WC. Open plan living area with small kitchen area & TV. Note: All zip & link beds can be made up as twins/super king-size doubles by prior arrangement.
This stunning period house affords splendid mountain, countryside and Cardigan Bay from almost every room. The house is impeccably furnished and decorated to create well-equipped accommodation of exceptional quality and style. The property has eight en-suite bedrooms, two of which are a lovely family suite and a self-contained suite with a twin bedroom, wet room and open-plan living area which is located on the ground floor and has wheelchair access. The accommodation is suitable for two families or a group of friends, and this suite is ideal for providing some additional privacy or an extra garden room with storage if it is unoccupied by any of the party. The house also boasts a sitting room warmed by an open fire, a luxury kitchen, spacious dining area, and games and entertainment room perfect for occupying the younger guests with TV, DVD and PlayStation 3 - ideal for keeping younger guests amused. Guests also have broadband access, and throughout the house there are four flat-screen TVs with Sky Multiroom package. Step outside into the double-level garden and you have the perfect spot for relaxing after a long day out and about. Stairgates fitted on all stair levels. Off road parking for 6 cars. Covered lean-to for bikes. Lawned front garden. Large rear garden comprising patio with dining furniture (seats all), BBQ & steps up to decked sitting area. Two dogs welcome by arrangement on ground floor only, but not in level access apartment. Sorry, no smoking. Hotel with bar 5 mins walk. Seafront, beach, shops, pubs & restaurants 20 mins walk. Note: No stag/hen parties.

The pretty village of Aberdovey is often called an artist's paradise because of its picturesque pastel painted cottages, eclectic little shops, traditional pubs and speciality seafood restaurants. This lovely harbour town has relaxed and welcoming atmosphere and wonderfully temperate climate, four miles of soft golden beaches, water sports and sailing opportunities and a great golf course ranked in the top 100 in the UK. The beaches of Aberdovey stretch north to Tywyn (home of the famous Talyllyn Steam Railway) along four miles of sand-dune backed coastline. Sunbathing, surfing, swimming and fishing are all popular beach pursuits here, and the estuary is perfect for a wide range of water sports activities. The stunning peaks of the Cader Iris and Aran Fawddwy mountains are close by, and are contrasted beautifully by the valleys of Dovey and Dysynni. Whether you love walking, climbing or watching the rich abundance of wildlife, Aberdovey makes the perfect holiday destination at any time of year.

"Just spent a fabulous week at Brodawel House. Enough space for 11 and my grandson.(had a spare double room too) All bedrooms were excellent with ensuite. Plenty of space to do our own thing and all get together for cozy evenings in front of open fire. Nursery for my grandson was awesome and his mum and dad loved the spacious connected room. Every room had a view. Games room gets the morning sun and was great when my parents wanted some quiet time. Would like to go back in warmer weather to take advantage of outdoor dining area, bbq etc. We had a couple of issues but Dilwyn and Gwen were on hand to sort them out quickly. I was especially delighted that the ground floor flatlet was wheelchair accessible with wet room and easy access to rest of ground floor and outside. It made it really easy for my son who uses a wheelchair. This alone would bring us back to Brodawel. There is a co-op supermarket at Tywyn for your supplies and the post office down the road is also a small store. The welcome pack was really good. The beach is two minutes walk through the sand dunes past the golf course. At this time of year we had it all to ourselves. We did also have snow for two days. Added to the fun. Amazing house for a large group. We will very likely go back. I have seen some of comments re being out for 10.00 on the last day and it does need some organising for a big party. We managed it by 10.30. Also clear notes re housekeeping around house can make you feel a little paranoid but at the end of the day you treat it with respect as you would your own home, chill out and enjoy all the benefits of such a lovely house, it is well worth booking a holiday here."
"Brodawel House house is situated a few minutes walk from a long sandy beach and 30 minutes from Aberdovey village with its pubs, eating places and shops. The house is beautifully and tastefully decorated and furnished and with every possible need met. We were a party of 10 and were generously provided for in the 7 lovely bedrooms all with en suites. It is true that the rubbish disposal instructions are complicated but this is not the fault of the owners who are at the mercy of the strict rules of the rubbish collectors. We found Mr and Mrs Zitron to be helpful and forgiving as they refunded our deposit in full despite some breakages. We recommend the Talyllyn Railway, and also the rail journey from Aberdovey to Harlech which is stunning"
"Beautiful location, short walk to the sand dunes and deserted beach. 15 minute walk from Aberdyfi which has shops and pubs, perfect walking distance for a meal in the evening. Large dining room, comfortable sitting room and a second sitting room but we couldn't get the games console to work in there, nice for a quiet sit down though. Excellent ground floor flat for elderly or disabled. Bedrooms luxurious, all with views of mountains or sea, lovely ensuites to every room so lots of privacy. Family with baby slept on top floor so not disturbed by noise when baby asleep. Kitchen so well equipped that you could have cooked a banquet! Only minus point was that as the cupboards were full of all the equipment there wasn't any where to put the food away. Garden lovely and sheltered with lots of seating. Our grand daughter loved the miniature patio set. We all felt really comfortable here and had an amazing week in a very special part of Wales."
"Wonderful week in this beautiful spacious welcoming house. Great gardens front and back - enclosed which was great for the children to explore safely. Well equipped throughout and lovely bedrooms. To top it all superb granny annex for the olds! We look forward to staying at Brodawel again."
"What a fantastic place! We had a wonderful week at Brodawel House, a very clean & homely venue five minutes from Aberdovey station. The location is excellent with the dunes, golf course and sea just minutes away; and if the weather does not co-operate, then the house is a very comfy place to relax in (-we had a lovely warm afternoon playing Scrabble in the lounge as the rain came down!) The rooms were very clean and spacious, decorated to a high standard and we were impressed by the superb welcome pack. Our party of six had a great time; in hindsight we could have easily taken advantage of the home's size and invited another one or two couples more along, which would have helped out with the cooking! Brodawel House is lovely, the owners were engaging and very accommodating, and the overall impression is that of a very professionally-run holiday home. Thanks for a very pleasant stay, we're looking forward to booking again soon!"
"Magnificent house and location, perfect weather for our stay in this relaxing part of Wales however the house had not been thoroughly cleaned prior to our arrival including dirty toilets, bathroom and windows. The BBQ collapsed during use resulting in a very dangerous safety hazard. The recycling requirements are a headache. No mobile signal from the house. I wonder how many people get their housekeeping bond returned to them?"
"Fifteen relatives staying together for a week seems like a recipe for arguments and disputes - but not at Brodawel House. Our multi-generational group (oldest 88 youngest 6)had a wonderful time. The secret is the excellence of the accommodation (all rooms en-suite - no queueing for the bathroom); excellent lounges (all with Sky) and dining room; and a well equipped and large kitchen. Good weather and the attractions of aberdyfi make this a perfect venue, and the helpfulness of the owners is a great bonus, as was the welcome pack which included several bottles of wine. The only irritation is the limited rubbish disposal arrangements which need to be improved. But a great holiday had by all. We would fully recommend it."
"This beautiful house was ideal for my family to get together in one place for a week. Everything you can think of in the kitchen and great to have a bathroom in every room. We had a great time. The only thing I would say was the windows needed a good clean outside. However it was at the end of the season so wind and sand probably had not been kind to them!"

"I think its true to say that we were all pretty much blown away by this amazing house! We all ran from room to room queeling with excitement when we arrived, the size, quality and standard of the decor and fixtures and fittings etc were superb. This is an ideal house for large extended families or groups as there is plenty of room for everyone the have their own space if needs be. All of our needs were catered for including items for the children ie stairgates, highchairs - even toys! Playstation and games (for the big children). The welcome pack we received was huge and even contained a selection of gluten free products for my mother - this was really appreciated. The beds and bedding were also super comfy - something I always worry about before going away but these were great. All is all we could not find any negatives with this property and would highly recommend it to anyone."
"This is a a great house, with something for all the family. We had all the comforts and facilities of a five star hotel - (what oohing and aahing when we saw our beautiful bedrooms) - but with the freedom to come and go when we wanted. The World Cup and Wimbledon were on the television when we were there - the men were in one room - the ladies in another - the children watching cartoons in the kitchen area - and there was still a spare television for this "Holby City" and "Casualty" fan. The house was a very short walking distance from a beautiful safe sandy beach and and shopping and amenities were only a few minutes by car or within 20 minutes or so walking distance. There were places of interest to visit, nearby, and train rides, donkey rides and crab fishing to delight young children. The house garden was beautifully laid out with places to sit where we could enjoy the sunshine at all times of day. We were blessed with warm sunny weather and enjoyed most of our meals - even breakfast - outside. We all had a wonderful holiday in a great house, in a beautiful place - with great weather!"
"Outstanding house in every respect. Remarkable level of comfort and style. Appreciated by everyone in our group from young to old. Made to feel very welcome by a collection of food and wine and even a card for the birthday girl amongst us - celebrating her 90th. Excellent location with a great beach just across the and lots of fine walking and other activities nearby."
