"Do not believe Sykes Cottages with regard to Owl Farmhouse. This cottage is not in the luxury category. The cottage requires maintenance and repairs. The outside area needs to be tidied. Only one small tea towel, no powder or tablets for the dishwasher. The interior needs a thorough cleaning. Very disappointed and angry that these businesses take your money and do not deliver on the product."

"Owl Farmhouse is in a beautiful, fairly isolated location which adds to the charm of the house and is a perfect family retreat after long days exploring the many and varied attractions in North Wales. Facilities at the house were excellent - it's even got a sauna! Kitchen has everything you need for self-catering with the sort of equipment you would buy for your own use as opposed to cheap kit you normally expect to find in a holiday rental! Beds were comfortable although the sofa bed in the separate lounge was quite firm. x3 log burners - perfect for that country feeling when they are lit - could do with a fresh batch of logs as the existing are just rotting wood and don't burn like fresh logs. Gardens are nicely landscaped with a nice garden house overlooking the country-side. We used this as a base to visit 'zip-world' (velocity & titan which are about 12mls apart) Access to Caenarfon, Anglesey, Llanberris, Snowdon etc all very easy. I would recommend checking the route to Owl Farmhouse on Google maps, dropping the yellow fella on to the road just outside Rhosgadfan, to make yourself familiar with the junction close to the turning for the house. When you turn off on to the track it looks like you're heading in to fields but this is soon forgotten when you arrive - perfect!!"

"We stayed at owl farmhouse for my dads 60th birthday and had a fantastic week. The farm house is beautiful and in an amazing location. It was spotlessly clean and had everything we could have possibly needed for our stay. The beds were very comfortable with good quality bedding. It is slightly out the way but that was part of the charm for us. I honestly couldn't fault owl farm house and will be returning."

"The cottage looked quite nice from the outside, and the inside is nicely decorated. The kitchen was great and had everything we needed to prepare food. The location definitely needs a car really as it's very out of the way and down quite a steep slope, but it does give some fantastic views for the local area. In the car it's also really close to visit a lot of places like Caernarfon and Anglesey, and is pretty close to a few of the starting points for Snowdon. The bed linen and towels provided were of a decent standard and all the rooms had been made up nicely for our arrival. There was a slight problem with damp in the room I was staying in, which was a little difficult on my chest as I'm asthmatic, but this problem wasn't present in the other rooms and a dehumidifier had been put in the room to help with this. The hot water system seemed a little sporadic in the upstairs bathroom as well and the Jacuzzi bath jets didn't seem to work properly. There wasn't a problem with hot water in the downstairs bathroom or the kitchen though, and the heating worked just fine. It was lovely and warm in the house the whole time we were there. The garden looked a bit tired in places (but that may have just been because of the time of year we were visiting), and the summer house could have done with a bit of a sweep (no broken glass there though like it says in other reviews!) The waste from the previous renters hadn't been collected on bin day there which meant there wasn't any space in the wheelie bin/recycling bin for our rubbish while we were there which was a little annoying. The television in the second living room also has a line of dead pixels running down it, but it wasn't the end of the world, it's still watchable if you wanted to, and the television in the other room worked just fine. Overall, the house wasn't absolutely perfect but it's definitely worth a stay here, especially if you're out and about a lot during the day and just relaxing in the evening like we were."

"Our main concern is that the photos on Sykes web-site are not up to date and do not accurately portray this house. The house beds and certain sitting are very tired, with poor quality bed linen. The patio furniture on front patio is unusable and the rear patio needs some tlc. The "farm track" to the house is long, uneven with pot holes, with steep slope down to house. Would be difficult at night and in winter. The house was clean and cutlery, crockery and kitchen utensils good. Good powerful showers. Did not use jacuzzi or ground floor shower. The outside log store is a mess."

"We booked this after having seen the picture in Sykes brochure, however on arrival was nothing like what we saw in pic, very tired, over grown by the gardners admission the owner had let it go, oh dear we thought... and worse to come, the simmer house had been broken into glass everywhere filthy, omg I wanted to go home after having driven 5 hours.. couldn't use this aS was very dangerous .. Inside was Ok the maintaince man came and sorted the jaccusie out black bits kept floating around, surely things like this are checked before the next guest arrives, in this case not.. So they need to sort out the cleaness of the place, as some of it yuk, however lovely log fire , beds ok.. after seeing the summer house I did complain for the fact it was so dangerous etc and we couldn't use it, again was told this was only cleaned at the start of the season, well noway had this been touched, dead flies cobwebs spiders all over the place, no power that didn't work, maintanice man tried to remove the glass to which he cut himself, and was offered a refund, which we did accept, but it ruined our stay, lovely location, wine and choc on arrival a lovely touch. Just wouldn't go back"

"we were over the moon with the owl farmhouse.it was ideal for the 6 of us.plenty of room the facilities were fantastic, plenty of kitchen space. A very well presented home. views were tremendous from the mountains and looking over anglessey. we were fortunate that the weather was very hot. the major supermarket was only a drive to carnarfon itself. we were very happy with the location. only to say that there was nothing that we did not like."

"On arrival and first glance Owl farmhouse lives up to its expectations as a beautiful cottage in a peaceful location. However after spending time in the house there are lots of things you wouldnt expect from a 5* property which includes, En-Suite shower drain blocked severe mould in bedroom Spa bath button very tempremental Dining room carpet dirty washing machine dryer dosen't work Oven takes 1 hour to reach temperature Couldnt get sauna to work (instructions would be helpful) Summer house door smashed (open to weather unable to use) At one point this house may have warranted its 5* rating but in its current tired state its far from it. We have stayed in lots of 3-4* propertys that are in a better standard than this one , so if your thinking of booking this because of all the advertised extras please dont because they are not fit for purpose. I have no doubt that if these problems were seen to and the whole property was given some tlc it would be a fantastic place to stay."

"Had a awful experience at this property which was then compounded by the way our complaint was dealt with - or not, as was the case. Do not book this property if you or anyone else has breathing problems. Black mould on bedroom blinds. Evidence of black mould having been attempted to be removed from other areas. Black mould in 'summerhouse'. Algae spewing out of jets of the Spa Bath. Washer Dryer - Drying function did not work. Extractor fan above hob did not work. Sauna - did not work. There were a number of other issues with the property but they would appear quite petty in comparison with the above so I won't go into those eg. Beds - lumpy with cheap bedding. We paid 5* price for our stay in what was supposed to be 5* accommodation. We have stayed in 3* properties which were far superior. We wrote to agent (Sykes Cottages), to ask for some kind of compensation/part refund as soon as we got home. They asked us to give them 2 weeks to try to resolve the complaint. We were not happy about this as we felt that this would be enough time for owner to 'cover up' and sort out the problems and it would become a case of our word against his. We were right as owner came back and said basically that problems must of been due to us not following instructions properly! Talk about patronizing. He did however admit that the dryer was somewhat infective and that they were going to replace it - very big of him I thought! We will be taking this claim for compensation further and we are currently awaiting on our bank to confirm that we can claim for a 'chargeback' for the whole amount. Basically, I have no doubt that when Sykes first put this property on their books, it probably did warrant 5* rating - the property looks very attractive and on the face of it, it looks like a very nice property. It claims to have all these wonderful extras - but what use is it if those 'selling points' are not fit for purpose?"

"Beautiful farmhouse in a beautiful setting. Breathtaking views surround the house. Very comfortable and spacious throughout. Sauna a welcome treat. Farm track to house a little awkward to drive over, lots of potholes but passable."

"We stayed for one week at owl cottage.it was amazing.the house was a dream.everything we wanted we had.beds comfy lots of room very clean tastefully decorated absolutely beautiful. The situation was a bit isolated but that meant it was very quiet and idyllic .the kids enjoyed scampering around the garden and loved playing hide seek.although it was out a bit the local attractions were easily reached and there were plenty of them.yes it was a great week ."

"The inside of this house is damp! damp and mould inside the bedrooms! Some interior fixings still broken on arrival. Shower broken, main bathroom mouldy and carpets filthy! Table broken, 1 chair broken. Bbq unusable. Garden a death trap for children. Electrical wires coming out of the grassed areas. Front garden a real mess, bridge tatty and pond full of mud, rear part of garden ok ISH?. Summer house thing at the top a mess and surrounded by broken glass! Location not exactly as described, Snowdon area not in views at all! gravel track to enter the Property a bit tricky to navigate if your a townie like us? and 5 times longer than you might think! list of bad points goes on and on. Most shocking of all owner was not concerned at all... just gave us cash back and we left..."

"Our second stay at Owl Farmhouse and althought the weather this summer could not match last year, Owl Farmhouse was as great as we remembered. The cottage has everything you need. It's a fantastic base for the area and because we had rain this year I had the opportunity to use the sauna. We will go back."

"Recently enjoyed an amazing week in Wales. The property is spacious & airy and completely equipped with everything you will need. We were lucky enough to cook on the bbq all but one day, which made us feel like we were really on holiday. An unexpected bonus for Wales in March!! Hubby was thrilled with the sauna, which we used daily, and I loved the choice of 3 woodburners to snuggle up by once the sun dropped. Talking of which, the sunsets are incredible. You can sit on the bank & watch the sun drop from view into the sea... beautiful! The bedrooms were all of a good size, a few patches of damp here & there, but you would expect that, given it's location. The garden is on a steep bank, so is tiered. The boys were disappointed that they couldn't play footie, but soon forgot about that when they found the tadpoles! The location was great for days out and easy to find., although could do with at least one on the track saying 'Owl Farmhouse' as it feels a bit like you're heading onto private land! Would definitely recommend a stay here. Oh, also found owners to be very helpful & friendly an much appreciated the wine & chocs welcome pack!"

"We rented the Cottage as we were attending a family wedding at the beginning of December, and needed somewhere to stay, the description of the property looked appealing to my 23 year old daughter, who'd done the on-line research. We took a few Christmas trimmings to add to the festivities-we needn't have bothered-the owner had thought of everything, including 2 Christmas trees. The open fires were a delight and the whole family enjoyed themselves. It's a beautifully appointed property, fantastic setting and we had lovely weather-more than a fairytale addition to a fairytale wedding weekend!"
