This detached barn conversion is set on a 28 acre smallholding on the outskirts of Abbey Dore village, and can accommodate up to twelve people in its six bedrooms. Over three floors. Six bedrooms: 1 x second floor double, 3 x king-size double, 2 x twin (one on ground floor). Ground floor wet room with shower, basin and WC. Two bathrooms with bath, hand-held shower, basin and WC (one on second floor). Bathroom with bath, separate shower, basin and WC. Kitchen with dining area. Utility. Sitting room. Snug (seats 6) with woodburner. Games room with table tennis.

Rangemaster dual fuel cooker with double electric oven & 5-ring gas hob, microwave, fridge, freezer, washing machine, dishwasher, 2 x TVs & FreeSat, DVD, WiFi. All fuel & power inc. in rent. Bed linen & towels inc. in rent. Two cots & two highchairs. Off road parking for 6 cars. Bike storage. Enclosed, gravelled garden area with patio, furniture & BBQ, shared use of 0.25 acre picnic paddock for games, with picnic table & views of Golden Valley. Sorry, no pets & no smoking. Shop 5 miles, pub 5 miles, Cider Mill 400 yards. Note: This property is over multiple levels, reached by short staircases, may be unsuitable for the less mobile. Note: WiFi can be slow.

The village of Abbey Dore, set on the River Dore, lies at the southern end of the Golden Valley, and is ideally placed for enjoying both the Black Mountains and the Brecon Beacons National Park. In the village are the Abbey Dore Court Gardens, which is open to the public between April and September. World renowned for its myriad of bookshops and annual literary festival, the town of Hay-on-Wye is just 15 miles away, while Hereford, dating back to the 7th Century and with an interesting cathedral, is within easy reach. Offa's Dyke and the Wye Valley provide plenty of trails for walkers of all abilities.

"This was my second stay at this converted barn. I had previously visited 7 ago and the owners have added an additional bedroom with its own bathroom which I stayed in. The problem with this room is there is no door so people in the kitchen can see your room through the stairs and you hear everything up there. The rest of the barn seemed to be exactly the same. Big kitchen which all the appliances you would need. There is a utility room with plenty of room to hang up your washing. The first time I stayed there the WiFi was really poor and that hasn't changed. I would actually list this property as no WiFi available. I believe they are in the process of getting the fibre optic cables installed to improve the services in that area so it might get better soon. Plenty of places to visit locally. I recommend the cider mill which is walking distance from the barn and the Chase vodka and gin distillery. "
"Stayed here with a group of friends recently. Having stayed here before and loved it wanted to return. Changed rooms this time to the new room in the loft. This room has no door so had to hang sheet over banister at the top of stairway as you can see directly into the bedroom from the kitchen otherwise. This room not having a door means you can hear everything throughout the barn at night and in the morning when early risers get up. Advise to take own pillows too as the pillows here are like rocks when laid on. WiFi is non existent and should be removed from advert in case you need here luckily we didn't and enjoyed the break from the digital age. "
"We stayed at this a while back and what an awesome place it was. we went as a large group and this barn is made for that. a lot of space and the games room with a table tennis absolutely makes it a fun and relaxing place to stay. Views are amazing if you go for walk. plenty of parking space. Plenty of room outside for a BBQ. Interior was modern and some of the living rooms makes you feel right at home. Poor phone signals but we did not mind, sometimes its good to be away from technology and enjoy the nature. The aroma at night is beautiful. Highly recommended."
"We've just returned from a wonderful long weekend as part of week-long celebrations for my father's 70th birthday. There were three generations staying at Farm House Barn, including an 8 year old and 4 year old and everyone loved the property. It's been beautifully adapted and there is masses of space; adults and children alike loved exploring all of the various rooms and annexes. The kitchen was well appointed and there were plenty of games, including a big ping-pong table and other home comforts to keep us entertained. A word of warning - there is NO phone reception on any mobile network and we had to travel several miles to get any. There is wifi but it is very slow and checking emails etc can take 20 minutes or more! Fabulous if you really want to escape from it all, but if you need connection to the outside world you might be better off staying elsewhere! Most rooms are accessed via various flights of stairs so best for those with full mobility, although there is one bedroom and bathroom on the ground floor with only a couple of steps up to them. Would recommend whole-heartedly to anyone wanting a special home to spend time with friends and family."
"Beautiful converted barn with everything a large group needs for a holiday. Owners very helpful but not intrusive. Some fresh food from their farm (eggs, fresh vegs, honey, jam) was delicious and a welcome bonus. The large converted barn has lots of steps so not good for disabled. The place is quite isolated - takes about 25 mins drive from Hereford but there is a large paddock to play in, a games room with table tennis and 2 rooms with TVs. Internet is slow/sometims unavailable. Phone service bad too. Great place to get away from it all."
"The perfect home for two families to share. A wonderful, large open plan kitchen/diner was the heart of the property whilst the kids loved the table tennis table. The owners offered a warm welcome then left us to enjoy ourselves. Walks from the door and attractions within easy striking distance."
"My husband and I were both 65 this year and instead of having a party we decided to book somewhere where all the family could join with us for a holiday. So we found Farm House Barn in abbey Dore. It was wonderful. The area was stunningly beautiful; the bedrooms were a good size; the bathrooms were excellent; the kitchen/dining room was very well kitted out and what we liked was the fact that all 10 of us could sit round the large dining table to have our meals. There were two lounges - one with a wood burner which was very cosy. The underfloor heating kept us all nice and warm and best of all we didn't have any extra charges for heating etc; the games room kept the younger children amused (and the adults too!). I would recommend it and our family are talking about recommending it to their friends too..."
"Lovely place, excellent facilities in a beautiful area. Very suitable for family groups with its layout. Facilities for children excellent with toys and books a plenty. Not so easy for pram or buggy access though. It would have been easier if all the exterior doors were able to be opened for access. It was immaculately clean. Owners are extremely helpful, very welcoming and living close by."
"This is a great property, very spacious and full of character. It has all the amenities you need and it's very peaceful.. Ideal for larger group/family holidays. The surrounding area is good for sight seeing. Would come back again sometime."
"The barn we stayed in was absolutely beautiful and was in a lovely setting. Most things we needed were there and the barn has been thoughtfully renovated. There was a large group of us staying and we also rented the property opposite (the granary) for a 30th birthday. Although the property was beautiful I feel it was more suited to a quiet/smaller group. We felt we were constantly watched by the owner ensuring we were behaving etc. There was a lot of us there and I can understand the owner being concerned about her property, but we were always careful and very respectful towards the barn and its contents. The owner made a point of telling us that it wasnt just a holiday rental but also her "home". Which is understandable as her house is just 100 metres away but I feel maybe she should consider stating that the house isn't suitable for party groups. If you have small children I would recommend taking several travel stair gates. Or maybe this is somethingnthe owner may want to think about providing. also could do with sharper knives and more mirrors (full length). There is no phone signal at all and the wifi is extremely slow. So make any important calls before arriving and make sure everyone has directions. I would definately recommend this beautiful barn to families, but I doubt we would returned due to the reasons above, even though we loved this beautiful property."
"We stayed at Farmhouse Barn for the week of the Hay Festival. This was the best of the properties we have used for this purpose over the course of several years. Sparklingly clean, beautifully adapted and with the friendliest of owners it made for an excellent stay for our group of eight friends."

"Barn equipped to a high standard, but there were a lot of stairs you have to be quite fit, owners most welcoming. Could have done with mirrors in the bathrooms and a bit more lighting in the dining area but these are only minor faults."
"We stayed in May 2010, a group of old university friends (and one baby). The barn conversion has been done very well, with real thought put into how such a large group might use the space; so there is a massive dining table inside and out, two lounges each with a television and a very large farmhouse kitchen and 3 bathrooms. Also each of the bedrooms is well separated from the others. This allows for different activities to go on without affecting everybody and, although we had fabulous weather, there is more than enough within the barn to allow for rainy days. Highly recommended."
