Oak Tree Cottage is a welcoming barn conversion set on the owner's working farm in Tebay, Cumbria. With three bedrooms, one on the ground floor, plus a ground floor bathroom and a shower room, up to five can stay. There's also a kitchen with dining area and a sitting room with an electric fire, whilst outside, there is ample off road parking, a private, enclosed patio, a shared children's play area and walks to be enjoyed across the farm. With fishing also available nearby and the joys of the Dales and Lake District both within easy reach, Oak Tree Cottage is a wonderful base. Impressive mountains, open fells and clear-water lakes, the Lake District has it all. From walking in the mountains to exhilarating watersports or just a gentle cruise on a steam-powered yacht, Cumbria is the perfect holiday destination.

Oil central heating with underfloor heating on ground floor and electric fire. Electric oven and hob, microwave, fridge, washing machine, dishwasher, TV with Freeview, DVD, WiFi. Fuel and power inc. in rent. Bed linen and towels inc. in rent. Travel cot and highchair on request. Ample off road parking. Private, enclosed patio with furniture, plus shared children?s play area. Fishing available on river next to farm, at additional cost (please bring own equipment). Sorry, no pets and no smoking. Shop and pub 2 miles. Note: Due to river next to farm, children to be supervised. Note: Property close to railway and motorway, some associated noise may be experienced.

The charming old village of Tebay sits near the eastern fringe of the Lake District National Park. The village itself winds its way along the edge of the main thoroughfare and the traditionally whitewashed Cross Keys Inn has been there for 500 years or more. Along with its better-known neighbours of Kendal, Sedbergh and Appleby-in-Westmorland, the area is surrounded by lovely rolling countryside and beautiful scenery.

"We are actually staying in oak tree right now for a week. It is a lovely cottage located in a cluster of holiday lets on Brockholes farm. A few small criticisms: 1) It is located at the end of a long half mile+ track. Not ideal for us as we had a 75 year old and had to drive everywhere as a result. I wish this was clearer in the booking info! 2) It is a little tired in places and needs a bit of TLC. Although the cottage is lovely it needs a bit of attention. For instance the light in the one bedroom was broken, the skirting board behind the door had fallen off and the fire remote was broken. Just the little things I know but it takes the shine of what is a lovely cottage. 3) It would definitely benefit from a selection of board games and activities. There were several jigsaws but they were missing pieces and all mixed up (found this out after trying to complete one and loads of the pieces were missing! :( ) This cottage Lovely and warm! The underfloor heating was very welcome although we tended to turn it down as it was very warm! Breathtaking scenery. Absolutely stunning views! Definitely worth a stay if you are in the area! "
"Just returned from a week in Oak Tree cottage for four adults aged from 30s to 80s. Booking was simple, Kevin and associates could not have made us feel more welcome when we arrived. The cottage was very clean, simple and snug, with underfloor heating available when the wether turned cooler. The kitchen was well equipped and rapidly became the centre of the household. The cottage is next to the river with a small garden overlooking the Lune. All of us enjoyed both short and longer walks from the cottage, which has access directly on to the Howgills, and trips to the lakes and Pennines which are easily accessible by car. The Pennines are so much less crowded than the lakes and are so very peaceful. I was worried about the motorway and railway passing on the other side of the river but although we could hear both it wasn't a problem. I imagine that the grandchildren would love exploring the area around the farm and there was a well equipped play area for children. They would love picnics by the river. All in all it was a very special stay and I do recommend the cottages."
"Stayed here over May bank holiday weekend - 5 of us incl kids of 12, 10 & 3. The property is immaculate, comfy beds, plenty of cutlery, gorgeous underfloor heating. Bedrooms are good size particularly the double room and 2 bathrooms was great. Outside the kids play area was superb and included football pitch, we also walked down along the river which was great. The windy drive down to the cottage is also great particularly with lots of lambs! With just being off the M6 this was a great location for the lakes and although it was a wet weekend for us, returning to oak tree cottage made it wonderful. We will definitely stay here again when visiting the lakes."
"If you don't mind the low hum of the motorway, or the whoosh of the West Coast Mainline, then this is the ideal base in the Lake District. It's perfectly located for local walks around the fells or along the River Lune away from the general overcrowding of the Lake District itself. Equally it's just a short drive to the biggest lakes - we spent a great day at Ullswater and also visited Windermere. The property itself was clean and tidy - everything worked properly - and the owners are friendly and helpful, even offering a close-up of some of the new-born lambs!"
