Old Function Rooms is a first floor apartment accessed through a staircase in the pub next door, in the Lincolnshire village of Hogsthorpe. This cottage sleeps four people in two bedrooms, consisting of one double with en-suite bathroom, and one twin. The cottage also has an open plan living area with a kitchen, a dining area and a sitting area. Outside there's off road parking for two cars and a patio with furniture that's shared with the pub. Old Function Rooms is a great base for a couple or small family with plenty to do nearby. From rolling countryside to historic cathedral cities and traditional seaside resorts, Lincolnshire offers a peaceful alternative to the discerning holidaymaker.

LPG central heating. Electric oven and hob, microwave, fridge, TV with Freeview, radio, WiFi. Fuel and power inc. in rent. Bed linen and towels inc. in rent. Travel cot and highchair on request. Off road parking for 2 cars in pub car park. Patio with furniture shared with pub. Two well-behaved dogs welcome. Sorry, no smoking. Shop 1 min walk, pub attached. Note: Max. 4 guests, sofa bed for flexibility only. Note: Property not suitable for guests with limited mobility. Note: Only bathroom is en-suite to double bedroom, however the pub toilets can be used at any time. Note: Apartment attached to a pub and accessed via internal stairs from inside pub. Note: Horse stabling can be arranged by prior arrangement with owner.

The Lincolnshire village of Hogsthorpe offers two pubs, a restaurant and a village store with Post Office. Two miles away is Chapel St Leonards, where you can find a lovely sandy beach, plus just a few miles away is Ingoldmells, where you can enjoy a day at Fantasy Island, and also within reach is the seaside resort of Skegness.

"Stayed here with our 8 year old. Had to check in at the bar with people swearing loudly and very drunk. The room was lovely and clean and plenty of room. Disappointed overall though. Could hear everything from down in the pub in our rooms. Loud music and karaoke going on until after midnight. My husband ended up going down and asking how long it would be going on for. Not relaxing at all!"
