Little Farm is a delightful farmhouse situated in the village of Great Fransham near to Dereham and Swaffham in Norfolk. The farmhouse sleeps six people in four bedrooms, three double rooms and one single. There is a bathroom with bath, shower over, walk-in shower, basin and WC. There is also a ground floor shower room with shower, basin and WC. There is a kitchen with a small breakfast table and chairs. There is a large dining table and chairs in the sitting room. The sitting room has an open fire. Outside there is a large lawned garden. There is plenty of outdoor furniture to dine alfresco. There is ample off road parking and two well behaved pets are welcome. This property makes a wonderful place for families and for get-togethers with groups of friends.

Fuel, power and starter pack for fire inc. in rent. Bed linen and towels inc. in rent. Ample off road parking. Lawned gardens with pond, patio and furniture, BBQ and front lawned gardens with furniture and outdoor dog kennel and run. Two well-behaved pets welcome. Sorry, no smoking. Shop and pub 1.4 miles. Note: Pond in garden, children to be supervised. Note: Maximum occupancy is 6 guests. Note: Garden is not enclosed.

"A wonderful place to stay as it is so well equipped and clean. The weather was grey and wet outside but inside we were warm and comfortable. Everything you could want for a great holiday. So many interesting places to see in this area. We plan to return in the summer to take advantage of the large garden and grounds."
"We stayed as an extended family of five adults and two dogs for a week over Easter. The house and grounds are exactly as shown in the images; the main lounge-diner is very spacious with enough comfy seats for everyone. We booked through Sykes Cottages. The directions were clear and led us straight to the house. Andy welcomed us on arrival, with the gate at the end of the track open ready for us. Inside were treats of cake and wine, plus a kitchen with fully stocked staples such as sauces, eggs, milk, rice and pasta. Everything we needed was ready in the house for us. The open fire is a lovely feature. The grounds are large and very pretty; the dogs loved the space to stretch their legs (and have a swim in the pond!). We saw lots of wildlife, including pheasants and deer. Sadly the rain and subsequent mud limited our use of the garden, but we'd love to come back in sunnier weather to make the most of the garden. The location is great for exploring Norfolk: the Sandringham estate and local beaches are all under an hour's drive, and local supermarkets are within 20 minutes of driving. The track leading to the house can get a bit muddy, so walking boots and/or wellies are essential! Would highly recommend Snettisham Deer Park for a visit, both for the walks and the animal encounters."
"Staying at Little Farm was a real pleasure! We wish we had booked it for longer. Our group of 6 (plus a toddler) are old friends who get together every year just before Christmas and this was the first time we've been away together for the occasion. We must say that the house was in excellent and clean condition with all that you would expect and more. The kitchen - full of extras that you might forget to bring like tea, eggs, pasta, plus cake & wine for us. The sitting room - spacious and perfect for families and group of friends. Really cosy & warm and the big open fire place was an added bonus, plus lots of books, games & DVD's. Andy was a great host, extremely accommodating and super generous. Although we visited in early December there was still so much wild life around from grouse to deer roaming the grounds. It's the kind of house you are sad to leave. We'll be back in the summer, and for a lot longer that just two days. Excellent house & host."
