Overview

A Grade II listed, former farmhouse, in an isolated location on the foothills of Y Garn mountain, two miles from the village of Llanelltyd, and sleeping seven people in four bedrooms. Four bedrooms: 1 x king-size double (with additional child's folding bed on request) with en-suite bath, basin and WC, 2 x double, 1 x single. Shower room with shower, basin and WC. Ground floor basin and WC. Kitchen with dining area. Utility. Sitting room (seats 5) with woodburning stove. Second sitting room (seats 5) with woodburning stove.

Tyn Llwyn is a Grade II listed former farmhouse, set high up in an isolated location, on the foothills of Y Garn mountain, two miles from the village of Llanelltyd, in southern Snowdonia. It sleeps seven people in four bedrooms, two doubles, a single and a king-size double with an en-suite bathroom. There is also a family shower room, a cloakroom, a kitchen with a dining area, a utility and two sitting rooms, both with woodburning stoves. Outside there is an enclosed garden with a patio, a BBQ and furniture, as well as bike storage and ample off road parking. As the property is surrounded by open farming countryside, there are walks from the door, whilst the many attractions of southern Snowdonia are just waiting to be explored. Tyn Llwyn is a great base for discovering rural North Wales or for a break away in complete privacy. Famous for its choirs, stunning mountain ranges and beautiful valleys, this wonderful country has something for everyone. From Snowdonia in North Wales to the Brecon Beacons and the Pembrokeshire Coast in the South.

Ground source heat pump with ground floor underfloor heating, first floor oil central heating and woodburning stoves. AGA, electric oven and hob, microwave, fridge/freezer, washing machine, 2 x TVs with FreeSat, DVD, WiFi. Fuel, power and fuel for stoves inc. in rent. Bed linen and towels inc. in rent. Travel cot, highchair and stairgate. Ample off road parking. Secure bike storage. Enclosed shale garden with patio, furniture and BBQ. Two well-behaved pets welcome. Sorry, no smoking. Shop, pub and restaurant 2 miles. Note: Low beams and reduced head height on first floor, care to be taken. Note: Small steps on ground floor. Note: As the property is surrounded by fenced off open farming land, pets should be kept on a lead when outside. Note: There is a steep rough track leading up to the property, this may be difficult for some cars to access during poor weather conditions.

"Tyne Llwyn is a large and very remote cottage perched on a hillside with incredible views when the weather is nice. The drive to the cottage is occasionally challenging - especially when you first arrive. Ignore the telephone box as the sign for the turn off (its gone) and follow the sat nav, through the housing estate just after the Llanetryd roundabout and drive up the hill. And keep going. Even when you think you must have gone wrong. The cottage is very clean and very comfortable with an Aga in the kitchen, log fires in the two main reception rooms which supplement Geo thermal heating downstairs and oil fired heating upstairs. There is lots of hot water, and an odd bath with built-in basin. The internet is adequate for email. Good during the day, less good at night. Not fast enough for Netflix. Vodafone mobile coverage is good (not sure about other providers). The kitchen is large with an extra TV and some very comfortable old armchairs. It makes a good place for the family to hang out. An outhouse is packed full of seasoned firewood. The cottage is filled with really interesting things. An old fashioned lock on the TV room door, a dog-leg wooden staircase with wooden pins which hold cracked wooden steps together (showing carpentry skills probably disappeared in 21st century UK) and a fireplace with a bread oven. The floors are eccentrically sloped. A charming restoration over the last three years makes this a modern well appointed but historic building. Its not dusty-old - you get the best of modern and historic. Although owners say keep dogs on leads in the garden - there is a cattle grid which keeps dogs from the surrounding fields of sheep, and otherwise effective fencing - and we didn't have a problem. The local butcher is good. Otherwise food is a bit of a challenge. Eating out more so. We got a delivery from Asda - which sorted out supplies. There are loads of great walks nearby - but welsh weather meant we needed rainproof clothing and were glad of our walking boots. You are quite high up - and frequently find you are looking down on the clouds above the valley. At night we were often shrouded in mist (in the clouds). Oh - and just to add - the photos make the rooms look small. They are not. A recommended stay for walkers and dog owners."
