This stunning detached property with a hot tub is in the village of Llaniestyn, just under 6 miles from Abersoch and sleeps ten people in five bedrooms. Five bedrooms: 1 x super king-size double with balcony, 1 x king-size double, 1 x double, 1 x twin, 1 x ground floor twin. Bathroom with double-ended bath, separate shower, twin basin and WC. Ground floor wet room with shower, basin and WC. Kitchen with dining area (seats 8). Utility. Sitting room (seats 9) with woodburner. Mezzanine sitting area. Conservatory (seats 6). External games room.
Awel Y Garn is a stunning detached property with a hot tub in the village of Llaniestyn, just under 6 miles from Abersoch. The cottage sleeps ten people in five bedrooms which are a super king-size double with a balcony, a king-size double, a double and two twin rooms, one of which is on the ground floor. There are two bathrooms, a ground floor wet room and a first floor bathroom. Completing the accommodation is a kitchen with a dining area, a utility, a sitting room with a woodburner and a conservatory. Outside there is ample off road parking and an external games room with darts, a pool table, table tennis and table football. The lawned garden has a decked seating area, soft play area, hot tub and barbecue. Awel Y Garn is a fantastic property with so many amenities on offer that you will want to return year after year. Famous for its choirs, stunning mountain ranges and beautiful valleys, this wonderful country has something for everyone. From Snowdonia in North Wales to the Brecon Beacons and the Pembrokeshire Coast in the South.

Oil central heating and underfloor heating with woodburner. Electric range oven with gas hob, microwave, American-style fridge/freezer with ice and water dispenser, washing machine, tumble dryer, dishwasher, 2 x Smart TVs with Freeview, Blu-ray, CD/radio, WiFi, selection of books, games and DVDs. Fuel, power and starter packs for woodburner inc. in rent. Bed linen and towels inc. in rent, please bring own beach towels. Travel cot, highchair and stairgate. Ample off road parking. Private enclosed garden with decked seating area, picnic table, soft play area, hot tub and charcoal BBQ. External games room with darts, pool table, table tennis and table football. Two well-behaved dogs welcome, downstairs only. Sorry, no smoking. Shop 4 miles, pub 2 miles. Beaches 5.3 miles. Note: Children must be supervised at all times when using the hot tub and on the balcony. Note: There is no mobile phone signal on the ground floor, but there is on the first floor and outside. Note: No hen/stag parties, or similar.

The small village of Llaniestyn is situated centrally in the heart of the Llyn Peninsula. Close by is Abersoch (5.3 miles) where you can enjoy the stunning beaches and watersports, as well as a selection of shops, restaurants, pubs and cafes.

"On first impressions this house was perfect for our family holiday with five bedrooms, large garden, hot tub, ample parking space & games room. However, for a home that sleeps 10 we were left 2 toilet rolls, no black bin liners & the recycle bins were already full from the previous weeks holidaymakers. On the plus side there was one dishwasher tablet & some washing up liquid! There is absolutely no phone signal anywhere in the house or garden so you can only contact the property management company when you're out & about. We were posted some extra bin liners, told that 2 toilet rolls were enough for our party of 7, & advised to put recyclable waste in a black bin bag ( but we didn't have any, we'd overlooked packing these). The house could have been a lot cleaner & I guess that the 4 hours each week between changeover didn't give the property management team enough time to properly clean & service the house. The nearest supermarkets (for extra toilet rolls & bin bags) is in Pwellhi; ASDA & LIDL, around 8 miles away. There is no kitchen roll, salt & pepper left, there were a few tea bags. Every other rental property we have stayed in with SYKES have included a small welcome hamper of milk, eggs, bread, tea; even cake, biscuits & wine in one 'luxury' home, which would be a really nice touch & encourage good reviews, recommendations & return guests. The hot tub felt quite scummy & the digital reading said it was long overdue for servicing/cleaning. The wood burner didn't give of much heat & kept going out, the bottom oven needed cleaning & belched out smoke when used. The downstairs shower room had very smelly drains when used. The games room was fab & a real plus for this property for families with children. There was plenty of hot water, the washer/dryer was a bonus for emergencies (there was some washing liquid left by the previous holidaymakers). It was very tranquil & peaceful & well positioned for exploring the Llyn Peninsula which is really beautiful with some magnificent beaches (although dogs are not allowed on many of these between May to September). We took bikes but the area is quite hilly. The nearest pub was miles away, luckily we had ordered a Tesco delivery of shopping which I would highly recommend as the village is very remote. I would encourage the owners to review their property management company as this could be much better cleaned & serviced. I wouldn't revisit this property."
