"Well equipped cottage, in a beautiful quiet hamlet. A short walk down a footpath to beautiful views. Great parking outside and lovely interior with period features. Great for sitting out at the back of the house on an evening in the piece and quiet. Fabulous history - the house was once the barn that was owned by John Peel-a local farmer made famous by a local song."

"lovely little cottage in middle of no where, irbey village was just under a mile away, although there was nothing there... the sites say little shop and pub, well the pub has been shut 6 months and there is a little house that sells eggs and some fresh veg with a donation pot so thats ok, we found nearest village to be Wigton, about 7 miles away and that had a few shops, Spar and things like that so if you run short id recommend that. The cottage itself was lovely, brand new kitchen and bathroom, very clean, nice enclosed garden out back which was a big plus for us as we had a little dog and he could go out without being on his lead... everything you needed was the a fridge and dishwasher (although we didnt us that) and another fridge out in the conservatory with a small freezer on top.washer dryer very handy as we got rather muddy.... the bed room was massive with a very comfy big bed... the cottage itself was very warm as well, we took some logs and lit the fire, you didnt need to mind you but it was a nice experience to have an open fire... you dont get no phone signal there but once you get out and about you soon pick one up... there if wii fi which was good we was still able to keep in touch with people back home."

"We ( 2 adults and 2 boys) went and stayed late December for a 3 night break over the New Year. The cottage was equipped with everything we would need. The wood burning stove was lovely and cosy after a walk out. Could not fault in anyway. We all had a wonderful time!!"

"Fully equipped cottage in a beautiful area, a little remote but that suited us and our dog. Keswick 12 miles away, blissfully quiet, well equipped kitchen. Would have no hesitation in staying again."

"Ideal for exploring the northern lake district. The cottage is fitted with quality fuature and fittings throughout and very well equipped. The only negative was the smell from the oil fired boiler in the conservatory which spread through the property. The owner says that this has been checked but you would not put up with this in your own property.I suppose this is not a problem in the warmer weather when the boiler would not be used. Would certainly consider returning."

"Very tranquil location perfect if you don't want any hussle or bustle. Beautiful cottage, short walk away from the pub if you do fancy a drink in the evening. We went in January after the snow so one day we were completely house bound but it was extremely nice in this cosy cottage to be stuck. Good value as it was out of season."

"We really enjoyed our week at Barn Roost, it was warm, comfortable and well equippedv- great for two adults and 3 dogs - we had loads of great walks and cost evenings in. The conservatory made drying off soggy dogs easy and the laminate flooring was easy to keep clean in the rainy weather. Immaculately clean throughout. The second bedroom would be ideally suited to children, it's got lovely wooden bunks and the courtyard garden would be great in the summer. Room to park one car in front too."

"It was a perfect getaway for me, the wife and our dog meg for a long weekend of walks and snuggling by the fire. We would definitely visit this property again, in fact we are already planning to go there at some point in 2013."

"Having stayed at Barn Roost on three or four holidays previously it was disappointing to find the cottage wasn't as crisp as before. Whilst only minor issues there were a number of them; the initial supply of logs were missing. Provisions such as as washing up liquid, toilet rolls, dishwasher tablets, tea, coffee etc were either none existent or looked to be the last remnants left from previous visitors. Whilst not necessarily detailed as being included in the rental it is a minor relatively cheep inclusion which would have saved a journey back to Keswick upon arrival at the cottage (and was certainly present on previous visits). Also the cottage is quickly approaching the point at which coat of paint to all areas is required. On the positive side the cottage was clean upon arrival and warm throughout our stay. It is disappointing that whilst the warm, clean & cosy atmosphere remains, the little extra touches which have influenced our return on a number occasions are now missing. Accordingly Barn Roost would not now automatically be our first choice cottage in this area."

"We thoroughly enjoyed our stay at Barn Roost, the cottage was excellently appointed, warm and cleanand the location was very quiet but afforded a great opportunity to travel to the coast, up to carlisle and of course down to the Lakes, We believe the value was fist class and the comforts of the highest order, Our Dog, Blu soon settled and the conservatory/lean to utility room was very useful. We would gladly use it again. Seane and Sharon + Blu Wilkinson"

"The cottage had everything you could want (there was details instructions on the heating & the cooker, which was very handy), the owners had thought of every eventuality. It was clean and welcoming and the beds were really comfy. It rained every day but that the lakes. All in all we had a relaxing break and would book again and would certainly recommend to a friend."

"A well equipped cottage in a very quiet hamlet. The rooms are tastfully furnished and the rear conservatory and small garden is useful for quests with dogs. The connection with John Peels was interesting and more information of the history would have been welcomed. Excellent kitchen and nice dining area. Woodburner in living room ( open plan) , good use of the space available. The main bedroom is spacious and confortable. The single room has bunk beds which are rather small for adults or larger children. This would be a perfect getaway place for 2 adults, but with 3 of us ( our son is 15 but 6' tall) and 2 dogs I felt a bit cramped at times but if weather had been better we would have sat outside in the garden area. The location is about 20mins from Keswick and I would have preferred to be closer and adjacent to the walking areas we most enjoy."

"Nice cottage in quiet location but no real walks from the door. Lack of heat during the day (was pretty cold for time of year) and no initial supply of logs not good. Some basic supplies missing too."

"My daughter and I had a fantastic week here on the Eater week. It was so peaseful and the cottage is a delight. I only have two minor gripes and I stress they are minor. 1. The boiler for the water/heating is in the conservatory and there is smell of diesel by the door through to this room. 2. As it was just me and my 11 year old I felt that an emergency phone would of been handy, a landlne so you could dial 999 if you ever needed to (no mobile reception - which I liked). As I say these are very minor and the cottage overall is fantastic."

"Gorgeous cottage, with a cosy wood burner:exceptionally well equipped and with books, puzzles, games etc for children too. We loved the historical links with John Peel. Very quiet location with very friendly neighours but convenient for a good local pub serving quality food. Our only gripe was that when we needed clean bedding there was none available at the cottage. However, once we contacted management to notify them of the problem the issue was resolved the same day."

"Our stay at Barn Roost was most comfy ,there was nothing more we could have wished for, a real home from home, and our two border collies enjoyed themselves more than us , use of the conservatory was really handy when they came back covered in mud .Slightly in the middle of no where but we had fun. Paul,Michelle,Tarn +G Thank you to the owners."

"Sue & I were luckily enough to find this idillic little cottage on a Lake District website. There was only the two of us & Barney the dog. The cottage & surrounding countryside was stunning & provided us with lots of interesting areas for walking Barney. In short we all had a wonderful time & will certainly look to visit this facility again. Regards Dave & Sue."

"After hundreds of trips to The Lakes we fancied something different and certainly found it at Barn Roost. A triangle of villages offer basic amnities and a cracking pub whilst Cumbria's smallest lake is well within walking distance. If you've "done" the hustle and bustle and fancy a bit of peace then stay here!"
